Perth’s property market remained active last week, with sales activity easing slightly while overall market conditions continue to reflect strong buyer and tenant demand across the metro area.
According to the latest data from REIWA, REIWA members reported 732 property sales across Perth for the week ending 17 May 2026, representing a 16.7 per cent decline compared to the previous week.
Breaking the figures down further, house sales decreased 12.2 per cent week-on-week, unit sales remained relatively steady, while land sales recorded the sharpest decline, falling 58.5 per cent.
Top Performing Suburbs – Sales
The highest number of sales transactions were recorded in:
- Baldivis – 16 sales
- Perth – 15 sales
- Rockingham – 13 sales
- Aveley – 11 sales
- Cockburn Central – 11 sales
Perth’s highest recorded sale for the week was in Sorrento at $3,362,000, while the lowest sale was recorded in Perth at $370,000.
Listings Continue to Rise
At the end of last week, there were 4,809 properties listed for sale across Perth, marking a 4.5 per cent increase on the previous week.
The rise in available stock was driven by:
- House listings increasing 5 per cent
- Unit listings increasing 5.6 per cent
- Vacant land listings decreasing 1.4 per cent
Current listing levels are now:
- 21.3 per cent higher than four weeks ago
- 1.4 per cent higher than the same time last year
The increase in stock may provide buyers with greater choice heading into winter, although demand remains strong in many suburbs.
Perth Market Conditions Remain Strong
Broader Perth market data from REIWA’s Perth Metro Market Insights continues to highlight resilient conditions across both the sales and rental sectors.
Current median prices across Perth now sit at:
- Median house price: $905,000
- Median unit price: $650,000
- Median weekly house rent: $730
- Median weekly unit rent: $700
REIWA recently noted that ongoing population growth, limited housing supply and continued rental demand are maintaining upward pressure on prices throughout the Perth market.
Rental Market Snapshot
Perth’s rental market also recorded a modest increase in available properties last week.
REIWA members reported 2,304 rental properties available at the end of the week, which was:
- 2.6 per cent higher than the previous week
- 7 per cent higher than four weeks ago
- 3.3 per cent lower than the same time last year
Top performing rental suburbs included:
- East Perth – 17 leases
- Baldivis – 16 leases
- Scarborough – 15 leases
- Perth – 11 leases
A total of 621 properties were leased during the week, which was:
- 3.7 per cent lower than the previous week
- 2.5 per cent lower than four weeks ago
- 3.8 per cent higher than a year ago
Despite a slight increase in rental listings, competition for quality homes remains high across many Perth suburbs, particularly in lifestyle and inner-city locations.
